Wood Destroying Organism Reports


When home owners are buying or selling a home, the lending institution, Veterans Administration, FHA loans usually requests a WDIR report. This requires an inspection of the structure to determine if any wood destroying insects are present to major structural points. Phillips inspects the crawlspace, basement, interior, exterior, garage, attic and any storage buildings on the property.


Phillips then reports any presence or absence of wood destroying insects. The report shows if damages are seen, if wood destroying insects have been in the structure, and if it has been treated previous. A WDIR will never act as a warranty that wood destroying insects aren’t present, although this is a good preventative measure. Reports are then sent to the lending institution as well as the person requesting the report

Crawlspace humidity leads to most of the following problems in your home:

As humidity builds in the crawlspace it creates an ideal space for mold and wood rot to grow. All wood and wood products in the crawlspace can be damaged including wooden floor boards, girder beams, floor joists, stored products, etc. If left un-addressed, the crawlspace space will begin to have sagging floors, creating uneven flooring, In some extreme cases, the floor may even cave in. Many pests, such as subterranean termites, carpenter ants, lyctid and powder post beetles, etc. look for extremely moist wood to feed on. Wood is treated with a liquid borate to help control wood decay fungi, wood boring beetles, and other insects.


Phillips provides Thermostatic vents to be installed in the foundation blocks in the crawlspace to help elevate the moisture problems. A vapor barrier installed on the floor and walls also helps to improve the humidity.
